Terms of Service

The short version: we introduce you to an FCA-authorised adviser who can look at your case. We don't give mortgage advice, you pay us nothing, and no mortgage is guaranteed. The detail is below.

1. Who we are

Adverse Credit Mortgages is a trading name of Charlotte Wood, of Stourbridge, DY8 5TF. We run this website as a mortgage introduction service, and we are registered with the Information Commissioner's Office under registration number ZC278418.

2. What we do, and what we don't

We introduce people looking for a mortgage or a remortgage to mortgage advisers who are authorised and regulated by the Financial Conduct Authority. We are not a lender, we are not a mortgage broker, and we do not give mortgage advice. Nothing on this website is advice or a recommendation about any mortgage, and you should not treat it as one.

3. The service costs you nothing

You pay us nothing for the introduction. We are paid by the adviser we introduce you to. If your adviser charges a fee for their work, they must tell you the amount and get your agreement in writing before anything goes ahead.

4. What happens to your enquiry

We pass the details you submit to one adviser who works with cases like yours, and they contact you directly. How they handle your information is covered by their own privacy notice, which they should give you. Our own handling is set out in our Privacy Notice.

5. What we ask of you

You must be 18 or over and a UK resident, and the information you give us must be accurate and your own. Please don't submit anyone else's details without their permission.

6. What we can't promise

Sending the form is not an application and does not guarantee a mortgage offer, a particular rate, or that a lender will accept your case. Whether you are offered a mortgage, and on what terms, is decided by the lender. Being turned down by one lender is not a final answer about your case.

7. Where responsibility sits

We take care to pass your enquiry to an adviser who is authorised to advise on it. We are not responsible for the advice an adviser gives you, for the service they provide, or for any mortgage you take out: that is between you and them, and it is covered by their firm's complaints process and by the Financial Ombudsman Service. Nothing in these terms limits any liability we are not allowed to limit by law.

8. If you have a complaint

If you are unhappy with how we have handled your enquiry, write to us at the address above and we will look into it. If your complaint is about advice you were given, raise it with your adviser's firm first, and if it is not resolved you can take it to the Financial Ombudsman Service at financial-ombudsman.org.uk.

9. Using this website

The content, design and code on this site belong to us or our licensors and are for your own personal use. Please don't copy or reuse them commercially without our permission. We may change or withdraw any part of the site at any time.

10. Changes to these terms

We may update these terms. The version published here is the one that applies, and this version was published on 3 November 2026.

11. Which law applies

These terms are governed by the law of England and Wales, and any dispute will be dealt with by the courts of England and Wales.
